Once you have the inspection report, get a remediation scope and cost in writing. Here is what to tell the remediator:

- The exact language from the home inspection report
- The age of the home and general construction type
- Your closing date — say it upfront
- Whether the lender has communicated any specific requirements
- The buyer’s and seller’s agents (so we can coordinate if needed)
Hours 24–72: The Negotiation and Remediation Options
Option A — Seller Remediates Before Closing
Cleanest option. Seller pays, remediation completed pre-closing with independent clearance report. Buyer closes knowing the issue is documented and resolved.
Option B — Price Reduction or Credit
Buyer accepts the property and negotiates a credit equal to the remediation estimate (sometimes plus a contingency). Buyer handles remediation post-closing. Works when timelines are too tight.
When the Lender Requires Clearance
The loan will not fund without the clearance report. Someone — seller or buyer — must pay for remediation and clearance before the lender approves funding. Closing cannot happen until clearance is achieved.
⚠ Fogging-Only Treatment Will NOT Pass Lender Clearance
Fogging applies antimicrobial mist to surfaces without physically removing mold material or HEPA-vacuuming contaminated surfaces. It does not meet professional remediation standards, and it will not pass independent clearance testing by a qualified industrial hygienist. If the seller’s preferred contractor offers fogging-only as the solution — insist on physical removal and HEPA process in the remediation agreement. Otherwise, the clearance test fails, the timeline extends, and the full proper remediation still needs to happen.

Will mold kill my Portland home sale?

The clearance report’s value comes from its independence. A clearance report from the company that did the remediation is not acceptable to most lenders and should not be acceptable to buyers.
Who pays for the independent clearance test?
Typically whoever commissioned the remediation — usually the seller in pre-closing remediation scenarios. The clearance test costs $150–$300 and is separate from the remediation cost. It is not optional if the lender requires a clearance report, and we would argue it is not optional in any case — it is the only way to document that the job was done correctly.
